Maintenance Technician

Classification:              Full-time (non-exempt)

Reports to:                   Property Care Manager

Job Summary:           The Newport Restoration Foundation (NRF) is seeking a Maintenance Technician to support the Property Care Manager in carrying out maintenance across the organization’s portfolio of 80 historic properties. Tasks will include general maintenance; small-scale mechanical, electrical, and plumbing repairs; and managing Rough Point Museum’s HVAC system. The position will have workspaces at Rough Point (680 Bellevue Avenue) and the organization’s carpentry/paint mill (62 Halsey Street).

Salary Range:         $25-$33/hour ($52,000-$68,640 annually) (based on experience)

Responsibilities include, but are not limited to, the following:

  • Receive and resolve work orders in a timely manner
  • Respond to work orders via Propertyware
  • Repair and/or troubleshoot heating issues (gas and oil boilers)
  • Repair minor plumbing leaks
  • Repair and replace appliances and plumbing fixtures, lighting, and other such amenities
  • Install, monitor, and fix dehumidifiers
  • Monitor Rough Point HVAC system via Building Management System (InControl)
  • Identify, repair, and perform routine maintenance on Rough Point’s HVAC system
  • Perform minor carpentry and paint repairs
  • Subcontract work and order supplies, as directed by Property Care Manager
  • Provide on-site oversight of contractors, as directed by Property Care Manager
  • Participate in on-call maintenance rotation, as needed
  • Perform all other duties as assigned by Property Care Manager or Director of Preservation

Required Skills:

  • 5+ years of general maintenance experience
  • Strong knowledge of HVAC systems (HVAC certification is strongly preferred)
  • Basic computer skills (email, web-based software, upload/save photos, etc.)
  • Ability to follow supervisor’s instructions and also work independently
  • Work well as a member of the team
  • Ability to multi-task, stay organized, and meet deadlines
  • Interact professionally with tenants and outside contacts
  • Flexible schedule when needed to accommodate contractor hours
  • Ability to lift 50 lbs alone or in concert with others
  • Possesses a valid state-issued driver’s license and dependable car
